There are two types of planning certificates you can apply for:
- A section 10.7(2) certificate shows the zoning that applies to the property, its relevant state, regional and local planning controls and other property issues such as land contamination and road widening.
- A section 10.7(5) certificate provides the same information as a section 10.7(2) but includes other factors such as advice from other authorities, easements where we have that information available and other affectations that may apply to the site..
While the certificate will list all relevant planning instruments that apply to the property, it will not provide specific development standards or detailed terms of these instruments. If you plan to develop the property, we recommend conducting thorough research into all applicable terms of the planning instruments.
Information provided on certificates is only current for the day they are issued. It is the responsibility of the applicant to ensure they are applying for the correct certificate and that they have accurately identified the property the application relates to.
