A Building Information Certificate (BIC) is a certificate of non-action which is obtained prior to the settlement of property or to possibly remedy unauthorised works, if issued. A building certificate prevents Council from issuing certain types of orders for seven (7) years.
Building Information Certificates are determined under Division 6.7 of the Environmental Planning Assessment Act 1979 which outlines their full effect.
When submitting a BIC ensure the following information is included;
- Detailed description of scope of the work to which the BIC relates;
- Building plans, drawn to scale, as constructed;
- Identification survey report;
- Any associated development consent;
- Any associated construction certificate;
- Any associated complying development certificate;
- Any associated occupation certificate;
- Structural engineering certificate;
- Fire safety statement; and
- Any other documents &/or certificates.
